Anniedale-Tynehead

Anniedale-Tynehead is a 408-hectare (1,008-acre) planned urban neighbourhood in North East Surrey, located in the east Guildford area between Highway 1 to the north, 168 Street to the west, and the Agricultural Land Reserve to the south. The plan envisions a complete community for up to 20,000 residents, incorporating a mix of residential densities, local commercial nodes, and employment lands alongside schools, parks, and protected natural areas including the Serpentine River corridor. Originally approved in 2012, the NCP is currently undergoing a two-stage update — Council endorsed the Stage 1 Land Use Plan for the full NCP area in September 2024, with Stage 2 now underway to finalize the servicing and financial plan and refine land uses before development applications can receive final approval. Investors should note that while some development applications are being processed against the Stage 1 concept, final approvals are held pending completion of the Stage 2 servicing plan, meaning infrastructure and cost-sharing frameworks are not yet fully resolved.
