East Newton Business Park

**East Newton Business Park** is a predominantly employment-designated sub-area within the broader East Newton community in Surrey, situated east of 144 Street, south of Bear Creek, and north of 66 Avenue, forming the third and final phase of land use planning for the Chimney Hill area. The NCP, approved by Council in March 1999, was designated primarily as business park to supply employment lands, with a live-work sub-designation originally applied to lands south of 66 Avenue as a secondary employment option. In 2020, Council amended the NCP to eliminate the live-work designation entirely — replacing it with straight business park — after the live-work lands failed to attract development or demonstrate market feasibility over two decades, while most business park-designated parcels had already been developed or were under active application. The amendment was also driven by the need to align the NCP with citywide and regional employment land policies, signaling that the City is prioritizing maximizing employment capacity in this area with limited remaining developable inventory.
