East Newton North

**East Newton North** is a predominantly residential neighbourhood concept plan approved by Surrey City Council in July 1996, making it the first of three phased NCPs to be approved within the broader East Newton community. The plan area is situated east of 144 Street, south of Bear Creek, and north of the East Newton South NCP boundary, within the Chimney Hill community of Surrey. Land use designations focus on residential development at varying densities, guided by the 1993 East Newton Local Area Plan framework that established servicing and development parameters for the area. The plan is now largely built out, with infrastructure, parks, and community amenities in place — limiting near-term raw land opportunity but potentially relevant for infill, rezoning, or assemblage plays given proximity to established schools and the broader Newton urban area.
