East Newton South

**East Newton South** covers the southern extent of the residential areas within the broader East Newton/Chimney Hill community, bounded generally by Hyland Creek to the south, 144 Street to the west, and connecting to the East Newton North plan area above it. The NCP, approved by Surrey City Council in December 1997, designates the area primarily for residential use and was developed as the second phase of planning following the 1993 East Newton Local Area Plan. The plan area is now largely built out, meaning investor opportunities are limited to infill, rezoning, or assemblies rather than greenfield development. Land use direction covers development type and density, urban design, parks and community amenities, and engineering infrastructure — all of which were guided by the servicing framework established through the original 1993 Local Area Plan process.
