Orchard Grove is a ~30-hectare (76-acre) neighbourhood plan area within the broader Grandview Heights community in south Surrey, bounded by 164 Street to the west, 168 Street to the east, 24 Avenue to the south, and 26 Avenue to the north — directly north of the Sunnyside Heights NCP. The approved land use concept delivers a mix of residential housing types alongside a neighbourhood park (Orchard Grove Park, expanded in 2018) and a small commercial node at the corner of 24 Avenue and 168 Street. The NCP, originally approved in 2012 with Stage 2 engineering and servicing requirements finalized at that time, is now in the implementation phase, meaning rezoning and development applications are actively moving through the system.
