**Sunnyside Heights** is a 153-hectare (379-acre) neighbourhood plan area within Surrey's broader Grandview Heights community, located west of 168 Street, south of 24 Avenue, and east of the Highway 99 corridor, with the Fergus Watershed Biodiversity Preserve forming its southern boundary. The NCP, originally approved in 2010 and amended in 2017 to reflect updated land use changes in the south portion of the plan area, provides a detailed framework for residential density, urban design, parks, community amenities, and engineering infrastructure.
