Walnut Grove

Walnut Grove is an established suburban community in the northeast portion of the Township of Langley, generally bounded by 88th Avenue to the south, 96th Avenue to the north, 196th Street to the west, and 208th Street to the east, with strong access to the Lougheed Highway (Highway 7) corridor. The Walnut Grove Community Plan designates land primarily for low-density single-family residential use, with nodes of medium-density residential (townhouses and low-rise multifamily) concentrated near commercial areas and collector roads, and neighbourhood commercial mixed-use designations clustered around 200th Street and 88th Avenue. The community is largely built out, meaning rezoning and redevelopment applications—rather than greenfield subdivision—are the more likely investment pathway, particularly on underutilized lots or aging commercial parcels near the 88th and 200th Street commercial node.
