West Newton South

West Newton South NCP, approved by Surrey City Council in July 1995, was the first phase of the broader West Newton community to receive neighbourhood-level planning direction. The plan area sits south of 68 Avenue and north of Highway 10, west of King George Boulevard — a location that had remained largely as oversized suburban lots and forested land prior to planning. Land use designations are predominantly residential, with a range of densities guided by the NCP document and land use map, complemented by park, institutional, and school uses including nearby elementary and secondary schools. Engineering infrastructure and road network servicing were addressed through the NCP framework established under the 1993 Local Area Plan, making this a largely built-out area with defined servicing context for any remaining or redevelopment parcels.
