Service Description

LandPlay provides Fraser Valley land intelligence, property assessments, and market reports for property owners and developers. Our services include personalized property dashboards, planning application tracking, infrastructure analysis, and development readiness assessments for properties in Surrey, Langley Township, and surrounding municipalities.

SMS Messaging Terms

By providing your phone number through any LandPlay form, by calling our AI assistant at (604) 229-9609, or by requesting a callback, you agree to receive SMS text messages from LandPlay. These messages may include property intelligence updates, dashboard links, assessment confirmations, and follow-up communications.

• Message frequency varies based on your requests and interactions
• Message and data rates may apply
• Reply STOP to cancel SMS messages at any time
• Reply HELP for help or contact manny@landplay.com
• SMS consent is not a condition of purchasing any service from LandPlay

Compatible carriers include all major Canadian carriers. T-Mobile is not liable for delayed or undelivered messages.

AI Voice Assistant

LandPlay uses an AI-powered voice assistant (“Cimo”) to answer initial property inquiries when you call (604) 229-9609. Cimo can look up property details, planning applications, and NCP information from our database. Calls may be recorded for quality and training purposes.

The AI assistant provides general property intelligence only. You will be connected to Manny Chehil, REALTOR®, for all substantive real estate discussions, property valuations, listing agreements, and transaction-related matters.

Property Intelligence Data

Property intelligence, market data, planning application information, and infrastructure assessments provided by LandPlay are for informational purposes only. This information is not a substitute for:

• A professional property appraisal
• Legal advice regarding title, zoning, or development rights
• Financial advice regarding property investment decisions
• Engineering reports for servicing, geotechnical, or environmental conditions

LandPlay makes no warranties, express or implied, regarding the accuracy, completeness, or timeliness of any data provided. All property data is sourced from municipal open data portals, BC Land Title and Survey Authority, and BC Assessment and is subject to change without notice.

Real Estate Disclosure

Manny Chehil is a licensed REALTOR® with Sutton Group West Coast Realty (Surrey/24), registered with the BC Financial Services Authority (BCFSA). All real estate activities are conducted in compliance with the Real Estate Services Act (RESA), the BC Financial Services Authority, FINTRAC, and the Fraser Valley Real Estate Board (FVREB) and British Columbia Real Estate Association (BCREA) rules and regulations.

Limitation of Liability

LandPlay and its operators shall not be liable for any direct, indirect, incidental, or consequential damages arising from your use of our website, property intelligence data, or related services. Your use of LandPlay services is at your own risk.

Governing Law

These terms are governed by and construed in accordance with the laws of British Columbia, Canada. Any disputes arising from these terms or your use of LandPlay services shall be subject to the exclusive jurisdiction of the courts of British Columbia.
